Draft — product terms for owner/legal review. Last updated 3 September 2026.
KejaSmart is a platform that connects students looking for accommodation with landlords listing rental units near universities and colleges. KejaSmart is not a landlord, and it is not a party to any tenancy agreement between a student and a landlord. KejaSmart provides the listing, search, verification, and reservation tools described below.
Students and landlords create accounts using a phone number. Students authenticate with a one-time code sent by SMS; landlords currently authenticate with a phone number and password, verified by SMS at registration. You are responsible for keeping your account credentials secure and for all activity under your account. Admin accounts are provisioned separately and are not self-registrable.
Landlords are solely responsible for the accuracy of the listings they create — including rent, deposit, availability, unit condition, and property details. KejaSmart does not inspect every unit before it is listed. Landlords must not list a property they do not have the right to lease.
KejaSmart offers two separate verification signals, and they mean different things:
Neither verification is a guarantee of a landlord's future conduct, a property's condition at any given time, or the absence of all risk. Verification reduces certain risks; it does not eliminate them. Always inspect a unit yourself, in person or through someone you trust, before committing to it.
Students can favourite units, message landlords, and request viewings. A reservation places a short, time-limited hold on a specific unit while a payment is completed. A hold is not a tenancy, and it does not by itself create any legal right to occupy the unit — it only reserves the unit's availability for a limited window.
Online payments through KejaSmart are not currently available in production. The reservation and payment system described elsewhere in the app (holds, payment attempts, confirmation, expiry) is built and tested, but is deliberately switched off while KejaSmart completes its production launch process. Where the app shows a payment action, it will tell you plainly that payments are not yet available rather than accepting a payment it cannot process. This section will be updated, with a separate, explicit notice, once real payments are enabled.
When online payments are enabled, separate, specific terms covering payment methods, confirmation, disputes, and any refund policy will be published and linked from this page before payments go live. Nothing in this document should be read as a refund promise or a payment guarantee — no such policy exists yet.
KejaSmart provides a dispute mechanism tied to a reservation, and a general reporting mechanism for flagging a listing, landlord, or booking to an admin for review. These are the current, real channels for raising a problem inside the platform. KejaSmart does not currently promise a specific resolution outcome or timeline for any dispute.
You agree not to:
KejaSmart may suspend or restrict an account that violates these terms, misuses the platform, or poses a risk to other users. Suspension of a landlord account does not alter or delete any historical booking, payment, or audit record tied to that account.
KejaSmart is provided on an as-available basis. Features may change, and the service may occasionally be unavailable for maintenance or due to circumstances outside KejaSmart's control. KejaSmart does not guarantee uninterrupted access.
KejaSmart does not guarantee that a student will find housing, that a specific unit will remain available, that a landlord's identity or intentions are as represented, or that a property matches its listing in every respect. Verification (Section 4) reduces risk; it is not a guarantee.
The KejaSmart name, design, and platform content (excluding landlord-supplied listing content and user-supplied content) belong to KejaSmart. Landlords retain rights to the property media and descriptions they upload, and grant KejaSmart the right to display that content on the platform for the purpose of operating the marketplace.
These terms may be updated as KejaSmart's product evolves — most notably once online payments are enabled. Material changes will be reflected by an updated date at the top of this page.
The current in-app channels for raising an issue are the report mechanism (available from a listing, landlord, or booking) and the dispute mechanism (available from a confirmed reservation) — both are reviewed by KejaSmart admins. A dedicated external support email address is not yet configured; this page will be updated once one exists.
